@Luca Mastrangelo congrats on moving to Maine! The areas you mentioned are all solid areas to invest, I would add Sanford and Brunswick to the list as well. You'll find that, on a price per unit basis, you will likely find a better deal in that 5-10 unit range. Far less competition and your rent stretches further because of that more reasonable price/unit, giving you a better return. There's not a ton of inventory in Maine that is larger than 10 units. Hi All, I'm calling out to everyone that has been investing in motels and hear more about their experience with it. I'd love to know if anyone has bought a small motel or inn, 6-20 units, and been able to turn it into a 100% contactless business. I want to hear about the challenges of that and how you've overcome it. Cheers!

@Pat Chamara purchase near a ski mountain that also has good hiking trails in the area for summe time. You have options for that type of property in Vermont, NH and Maine. Also, vaca properties by the beach and within 20-25 minutes of Portland also do well. You crush it all summer and fall while also having groups visit for weekends in the winter to spend time walking the beach and going to dinner in Portland.

@Milton Carrillo changing the building from a two family to a three family would be considered a “change of use” which would trigger new construction standards, which are sprinklers.

Hey everyone! I'm looking forward to seeing everyone again in December at Bunker Brewing. This month's meet up will be on Wednesday, December 8th at 5:30! As the last meeting of the year, I want this to be a celebration for everyone as there are so many things to celebrate and be grateful for. Some folks bought their first investments, others grew their portfolio, some sold off property for huge gains, and some simply made the huge decision to begin investing in real estate and are on the hunt for their first property. I plan to buy everyone's first two drinks and will also be providing food. I'd love to see all of our regulars as well as those that have only come to one or two meetings all year. If for no other reason, you'll get some free beers!

@Milton Carrillo your best bet is going to be to go to the city and speak with someone in the Building Department or Planning Department. They will look up the zoning district that the property is in and see if a 3 unit building is an approved "Use" in that zoning district. Assuming that it is, it will likely just be a paperwork process and an inspection to get a Certificate of Occupancy for that 3rd unit.

@John Dornberger does your tenant qualify for financing? With the real estate market being what it is, you are kind of in a position of power and can call the shots. Why can't your tenant just get a mortgage for the remaining 50%-80% of the property and just purchase it the good ol' fashion way. That way, there are no complications for you on the 1031 side of things.
