@David Barnett is this a small bank? I don't qualify for traditional mortgages and have been told no by a few commercial guys as well. looking to start networking with the small local banks

@Michael Lilburn Welcome to BP and Minnesota! What part of Aus are you from? I absolutely love the country and am jealous you get to call it home! I have only been there once but have dreamed of going back ever since.
To better answer your questions I would have to get to know you better. Do you like foods from all over the world, do you like breweries and distilleries, do you like rural or urban core living, do you like hiking or water activities? So many different things go into deciding where to live/ invest. I would recommend leaning on your partner to help you know the area better, and if possible maybe live with their family for a bit while you get your bearings.

@Matt J. honestly seems like a good deal especially if there is a renter in the other unit already paying that rent. My biggest worry would be finding tenants that could pay that amount for rent consistently. I feel that people living in a million dollar neighborhood probably aren't interested in renting. I could be wrong just something I would consider. I would love to chat "offline" and find out the exact neighborhood and what your goals are for REI

Hey everybody so I want to pick all your wonderful brains about my conundrum. I have been in Real Estate for several years, and earlier this year was fortunate enough to convince my mom to take out a HELOC on her house. The problem starts with my 1099 income. I don't qualify for any mortgage where the debt (PITI, HELOC pmt and my small student loan debt) is greater than $500. In my market those deals are unincorns. I would really appreciate any feedback from this wonderful community.
