@Mitch Paumen As Jordan stated, a lot of people will look for at least a 10% COC return otherwise the stock market can produce the same results. As for cap rates those are really only used for commercial 5+ units and don't mean anything in residential

@Sisiley Bao Welcome to BP and Minneapolis! as @Corey Hawkinson said those cities would not be ideal for you and your husband are working downtown. I would reccomend looking into Uptown area/south minneapolis, Northeast and the North Loop. Would love to have a zoom call with you and help you and your husband with good areas for you two.

@AJ Smith It's a low rent area. You can definitely make a deal work it, but it might not be the easiest tenants

@AJ Smith My apologies you provided the wrong MLS number. The correct MLS number is 5610522. That is in the Payne-Phalen neighborhood which is not seen as the best neighborhood to invest

@AJ Smith from what I can see from the MLS this is a tear down. It has been sitting 200+ days for a reason. Buy this property at below lot value and then it might make sense.

@Matt Millem you are a realtor. Realtors don't wholesale they list properties or sell directly to investors offmarket.
