I would show them the stats that covid pressure has made real estate more expensive so if my purchase price was $80,000 less than assessed value I would argue that the estimated market value that they determined is faulty at best. Assessors are to determine estimated market value using the comparison sales approach, and if you can prove that the comparable (and your property) sell for less than their EMV than they by law should reduce the value. Not necessarily to your purchase price, but to a market realized value.
I was an assessor for Coon Rapids for 3 years. I know the dark side well haha

My belief is that as long as the FED gets to meddle with free markets real estate won't take a hit. Just my 2 cents

@Jamal Moore Welcome to BP! I can definitely introduce you to a few reputable whole salers, but everytime I connect a hopeful wholesaler they just tell them to go read books and joing certain groups. So I will just copy and paste what they tell them.
1. Refer them to get to MNREIA meetings and if MIFG meetings start up again to do that. MNREIA has a one-time free monthly meeting pass and also offers a 3 hour wholesaling 101 class every single month and they are both live. I think to sign up as a member of MNREIA is $197/year - you will get a lot of benefits including a full binder of contracts for different real estate transaction scenarios. 2. Another resource I would suggest is COREE, Cincinnati Ohio Real Estate Investors Association, where you can join as an online member for $25 per month and have access to attending all of their meetings. Vena Jones Cox, is the founder of COREE and has been Wholesaling for over 20 years. Monthly online events included in this membership are a wholesaling focus group, creative financing focus group, landloring focus group, retailing focus group, note buying focus group, two main meetings and more. I have had this $25/month membership since March and am blown away by the education and resources available. She also offers wholesaling courses for people to take online. I am happy to be a resource and chat with them on the phone so feel free to give them my number, but I would suggest letting them know of local events going on where they can gain further knowledge and network with other investors along with plugging into other online resources available.
I am speaking from past experience- when I have made time to physically sit down with people who are "interested" in wholesaling, none have ever fully pursued it so essentially I realized it is not a good use of my time. I first refer them to the resources above and if they have utilized some or all of them, then I will consider meeting in person to chat more.

@Ian Ashcroft Being a remote landlord before Covid was tough, now being remote and having to deal with nonpaying tenants it has become ridiculous. Investing in Minneapolis right now with our current legislation is tough and does not appear to be getting any easier. That mixed with the fact that your property is in North makes for a great time to sell. With your family member leaving the unit it might be best to sell then because you can advertise to owner occupants who may be able to deal with the problem tenant. Would love to have a zoom call and get to know what you want and need.

@Rex Desso there are not any events that I am aware of. Bjorik and I started these when we were in college up there but they weren't very attended. We both no longer live there but I have a few investors who buy in that area and I am originally from the area so I know the market and area well. What has you interested in the Saint Cloud MSA? Most people are attracted to the lower price points.

I think the Minneapolis and Saint Paul have their attractions for reasons stated above (great appreciation, strong job market, high desirability). But also as others have stated high price points, and increasing tenant "friendly" laws are reason that I am not looking for pure investments in minneapolis or saint paul. I am still considering house hacking (if I can get my damn financing straightened up) as a way to live in the area for cheap and build equity.
