@Benson Webb I would recommend having water and sewer in your name and billing the tenants back at the end of every cycle (make sure this is stated in your lease). Some people will split based on how many people are in each unit compared to how many total in the building, some people just do a straight 50/50. Just have it in the lease whatever you decide. Also I would have the common areas split between the two units equally if they both have access to it. If the basement can be made into a third unit maybe then you could meter/ split all the utilities.

In Minneapolis it is really not possible to build new and be able to make money. But there are some options to convert duplex to triplex triplex to 4 plex etc. The 2040 plan allows for more density and makes it easier to build multifamily properties.

@Caleb Petersen That's great you have decided to take this journey! I would say you want to look in areas that make the  most sense for you. If you work downtown it probably is not going to work to drive from  Stillwater every day.  Also the farther out of the city the less multi-family properties there are. The best way to get into your first investment property is by working with an agent who specializes in multi-family properties and first time homebuyers. @Jerome S. I think your best options are all layed out here. See if renters will buy it from you or willing to do a lease option and increase rents. See if they would be willing to do cash for keys, this is common for people to do. Some landlords get away with just giving them their full damage deposit as payment but if they don't want to do that you could see how much you would lose and offer them half of that to move out. If you have equity built up you could recoup anything you pay them by selling. If you want I could take a look at the property and provide you a CMA.

@Lee Fahy I would contact the bank to see if she is in foreclosure or how behind she is on her payments. She might not be able to afford a contract for deed.
