Hey @Jeff R. Great minds think alike! This is something that I am also looking to do, for myself it is just a timing thing. Let me know if you need any help, I'm a realtor in the Valley area and my goal is to help investors get the right deals!

I recommend talking to your CPA about a set up and Im sure that they can send you to the right source. Keep in mind that you don't have to set up an LLC in California to operate in California, you can create one out of state like Nevada and operate in the state of California. Your CPA should have a great break down of all of this.

why not combine both methods. Buy and sell the SFR and use the profit and roll it into a multiplex after that year? Im sure youll be able to find something in that time. Just an idea. :)

@Brandon Cook A property management company will definitely have that information ready for you, Ive been looking for some kind of resource to narrow down on rents myself with no luck. 

in regards to purchasing a second home, I think it depends on the deal. If you have a deal that you just NEED to get and the only way is to leverage I say move forward, but if its feasible for you to just save then keep the equity.

I suggest looking for probate attorneys that work in your area, they possibly have some great info on who to connect with and its a great way to network.

Welcome to BP! Are you looking to still invest in California? How did you acquire the two single family homes you currently have?
I am from the antelope valley and I was considering investing there but I felt as though there wasn't much of a rental market there and people prefer to purchase homes. Do you currently have properties there?

Are you looking to just gain from the rents of the property or are you looking to gain some value into the property? I suggest taking a look at what is most important to you. If you are looking to gain some value in the property and enjoy the rents I suggest that you make sure that there are properties that are comparable as it is difficult to assess the value of a property with nothing to compare it to. Also I suggest you speak to a professional about the tax implications and use that in assessing the benefits and liabilities.
