@Kou Y. after I retired from the military we did just that. We moved to KC and love it. Now we are full-time investors. Everything you are looking for is here plus a growing city. The list of why I love KC is too long to list here but I have lived all over the U.S. and we are glad we ended up here.

@Kim Tucker I thought MO tax lien sales were all on the same date, across the state, and it occurs sometime in August, is that wrong? I am referring to the new tax lien sales, not people who already hold those liens and sell them.

@Bryant Diel I love it. I am an agent and GC in the Northland and love helping new investors. (this isn't a pitch to you, I am speaking in generalities - so I am happy to see you starting your REI journey) Anyways, get a great CPA and then an attorney to help you structure this. Honestly, if itis a fourplex or smaller you could hold it in your name and have a large umbrella insurance policy. Which means residential loans, cheaper rates, etc... If you want something bigger then you definitely need an LLC and some further protections. Now it is a commercial loan, higher rates, etc... Best of luck to you!

@Brandon Komp I know some great guys. Shoot me a location and who you need. That said. I take really good care of my subs. I will refer a new person to one. If I hear you burn them, hassle them, pay late, disrespect them, or try to low ball them - they will walk and no mas referrals. This game is all about mutual respect and trust. Take care of the good people and they will take care of you.

@David Kuhlke - no! LOL. You missed the boat by about 5 years. You need to do it the hard way like the rest of us now. Anyone who tells you differently either loves making very little cash flow, loves having almost no equity, or is trying to sell you. Best of luck.
