Just another "tax" aimed to get money from the "rich real estate investor" when in reality it will simply hurt the renters.

@Tony Huang there is a ton of info you SHOULD know about going in.  Not simply schools, crime, etc... Ask some of the experienced people for recommendations. Research a lot. Ask around for a good broker or lender. They should be able to help you start putting the pieces together. Good luck!

@Arthur Soto I bought my first SFH at 22. Don't be gun shy. If I was to do it again I would have definitely bought a duplex at a minimum if not a tri or fourplex. Multi-family will pay your PITI, repairs, cap x, and might even give you some cash flow while you are still living there.

@Trent Kruessel I am with @Kim Tucker and @Lee Ripma as a user of NREIG. I use them for my vacant flips and one policy on a rental. Multiple times now they have failed to cancel a property after we have logged the cancellation both through their system and with our agent. However, some of that might be personnel turn over. I have never filed a claim though but the rates are pretty affordable. 

Kim I would love to hear what you found out.

@Rodney Buford MAREI, as Kim stated, or Winvestors is the place for you. Happy to see you try again.  Analyze, get comfortable with your numbers, your area, and then go back after it.  If the numbers work you can't go wrong but don't force the numbers to work or hope for the best. Always be conservative.

@Michelle Etherton welcome to BP and good luck. My wife and I do the same thing. Recommend only you or your husband get your license. It is nice to be a team and be able to both view properties, list, negotiate, etc... but honestly, the fees aren't worth it, IMO,  and it will give you both more options in the future. (My wife and I are both still agents - lol. So this is more a don't do we are doing opinion)

@Manon Sheiman I don't know where in KC you are looking, probably the metro area but where we invest the schools are all 9 and 10s, huge growth, very reasonable home pricing and rapidly increasing rents.
