Hmm 1st time I'm hearing about this, interesting. What I would do is get a few bids on installation of a whole new system. Then calculate your annual cost for option 2. Then based on those two numbers see how many years it would take to payoff your hvac installation if you go with option 2. See if its worth it to you. Do you see yourself owning the building for that long?

For your rental I think sticking with the LVP is the route to go. I did research on flooring types for months before settling on LVP. Bamboo was a close second. I'm really happy with my choice. I have dogs, moisture issues, and nieces who stay over frequently and spill/drop things like it's no one's business. No issues yet. I got mine from Lumber Liquidators. Hay Bale Oak 5.3mm.

I'd say keep it there with the property. You'll run into more problems having tenants bring in their own each time it leases. Also you exclude a percentage of possible tenants if you require them to bring their own appliances. They may like your property more but the competitors place has appliances. Lastly you can still have the tenant responsible for any repairs/maintenance. I rented an apartment where although the appliances came with the apartment, if they needed service or repairs, I was responsible for the cost.

First remember that every city is different and so are the people that live in them. Generally speaking, tenants can't be umbrella'd into a category because of their economic status. There are many other considerations.
@D.J. M. also mentioned this and its worth repeating; effectively screening tenants is your best defense. When my mom and I weren't doing so well financially we had to rent in a lower income neighborhood. This didn't change the fact that we were responsible, trustworthy, considerate tenants. People like my mom and I and many other considerate tenants can be found. Do your best to screen for them.

The various ways of financing a deal is a common conversation. Short answer is NO, it is not an absolute must BUT be prepared for things like rejections from mortgage lenders or extremely high interest rates, especially it is a private source. My recommendation is to work on increasing your credit score then shop for mortgages but if you are looking for more unconventional finance methods you may find this forum here on BP helpful...
