Get a full time Real Estate agent,  down payment for your first deal and keep working on your credit.

Good contractor, Maybe a co signer on first deal, and win that Power ball!!!!

I would just keep buying,  Don't hesitate.  The equity of your properties will make you wealthy.

My son in Clearfield is doing just that.  He has 3 houses and great net worth.  He has a wife and 4 kids and they live very well.  He owns his own glass company, does several flips for people that know him and he takes a part of the equity for his work.  Has a  couple new big homes being built South of Provo and should do very well.

I suggest not getting any partners unless they are only money people for a part of the pie.

I did over 900 flips in Ogden in the 90"s .  Last house I lived in Fruit Heights and raised my teenage kids there.  I love your area but don't miss your winters!!

Hi Elizabeth,   Congratulations on your search for your first deal, don't get to discouraged of the availability of good properties,  They go fast here!!!

I'm looking at two this morning , One is a 4 plex just NE of the Airport.  Another one in Glendale.

Both to do the re hab on.  I just moved here and have my new General Contractor's license.

ROC 331866      Hopefully you can land something soon.  Properties are shooting  up since the demand is so high.

What size are you thinking on Square footage?

My role as a GC,  Everything, the work, product, subs, the garbage, permits, curb appeal, cleaning.

He is the man!  Gives you a timeframe , sticks with it, communicates with you , keeps you at ease 

and does not have excuses.

General Contractor,  I would ask around ,  ask your RE agent, fellow wholesalers , fellow flippers.

I have found that the people that told someone about my work, well they were more at ease then someone that just called me.  I really don't have to sell myself if I did one of there associates property .

Most people want to ask lots of question over several calls, text, emails.

Bottom line you want someone highly recommended, does quick work, does quality work, for a competive rate and knows how to spell check !!! LOL  

If that General contractor pulls up in a $50,000 new truck and has skinny jeans on.  Stop he is a salesman not a contractor, he will sub everything out and want payments ( draws) up front.

The quality of workmanship, cleanliness and timeframe will probably go to  crap!!

His bid will tell you how detailed he is. If the bid is one page on a $40,000 job , I would really be careful.

He should provide you with houses that he has done (pictures).

He should provide references also.  Hopefully someone told you about him.

Don't pay him until he has done the work of the payment.  Or a third on the second day of work, not the first!
