Stephan,  certain city's and pockets in the Phoenix area's have jumped $30,000 in the past 100 days due to all the mentions of above post.  This is a up and coming economy and place to live ,and has over 320 people a day moving in then leaving.  If you wait to purchase anything,  don't delay.

If it has need of any work or re hab  I know someone that is real estate savvy to get the numbers for you.  Find a great agent and go get it!

Nick , with this economy, interest rates, and everyone moving here. Almost 320 more people than leaving.  It will be a great market here for at least 2-4 years!

I ready to get those jobs, investors, and people that want part of the action here!!!

 Great subject, when you gray hair the $1,000,000 is more tempting of course.

If I were in my 20's still take the $1,000,000 and triple it in 10 years or less.

Hi Cristina,  I just read your post and i would like to say hi,  Our family moved here just 6 months ago and I am now getting pretty active in General Contracting work here on BP.

I understand Real Estate and all repairs, re hab needed for any project.  Just got my GC contractors  Lisence and would enjoy working with you .   I am the qualities that you are requesting.

Which area's are you looking at?   What type of properties are you wanting to purchase?

Can't help the amount needed to get it ready for rent and then sale. It is what it is.  Since the contractor is willing to float his labor and materials ( his new equity ).  Then all the better for the deal.

I have done a couple of these arrangements as a contractor, But I got my monies (equity) when it closed, you would need to talk to an tax accountant on sellers position with Taxes ect.

You could draw up an agreement stating everything you stated, date it, and all party's to sign.

Make sure it has due dates, penalties if extended ,etc.  Have it reviewed by a Real Estate attorney before signing.

I am not an attorney but the paperwork is pretty simple.

Most of the properties I am wanting BP out of state people to buy do need some work,  Most of them just need $3000-$10,000. Of work to make it either rentable or saleable.

Most turn key ( ready to move in ) properties go in 1-3 days with multiple offers.  Ones that need work take longer and I have noticed that the sellers are willing to bend a little more.

With the interest rates and Phoenix economy so hot, housing is still in big demand and rents are very high also.

I would tie down a good agent, ( or 2 or 3) to find you some good deals.  Be ready to pull the trigger when they find one so an offer can be written and presented.  If you stall even 1-2 days someone else will come in an get it.  So that agent needs to be full time and very willing to get you started here.

Most of the ones I am looking at are listed on the M LS . either first listed ( within 2 days) or have been sitting on the MLS over 45 days! They seem to be the best deals to negotiate with.

Get a good agent, contractor, and monies in line to pull the trigger!!!
