Post: Contractor bid form

Just my suggestion after bidding over 4500 jobs and doing all but 48 of them.

Have a written list of items you want done.

Listen to your contractor(s) as they will add things to the list.

Then have the contractors bid apples to apples !

@ example 480 feet of base installed.  Most investors control and buy the product so the base bid will be only for  Labor.

Most labor bids on this will be between $300-$900.

Make sure there is a time frame with penalties if not completed in that time frame.

@ most contractors can do $500 of work per day. so $5500 is 11 days.

Business days M-F.  that way the contractor can work on Sat or Sunday to catch up.

When I lived in Utah I attended several of these and was the guest speaker at a couple.

They are great and 2-5 of the attending people are the go getters in room.  Need to really

pick their brains and get started.!!!

p.s. I have done trash outs that were that much money.  But it took 2-3 days with 2-3 guys.

But I was the low bid!!!

He took advantage of the situation!!!!

Think we have all been "burnt" in our lives by friends, family, friends of our faith, etc.

I lost over a million  on one property due to my partner ( business ) getting addicted to Drugs!

Life has it's ups and down.  It is sad that a contractor took advantage of the situation and took you!

It's my line of work and I have done houses in the 70's for almost that amount of money that took 

weeks to do.

Just learn and move forward.

You can do it.  Real Estate and smart people do very well.

Stick it out and grow from what you learned.

I would not be able to pay the water bill if the rent is not paid.

Then the board of health will remove them with a "48 hour strict notice".

If you don't receive rent, than you can't pay the water bill.

Done this several times, it works!

Joy, what do investors know,  ones that are on here day and night.

Don't take it personal.!

Thinking it would take several years for our Government to take over properties.

It could happen, it may not!

Who can trust our government after this election?

Just enjoy all your "doors"  Keep them occupied and updated!

I've never met an wholesaler that wouldn't sale their Mom's home for a buck!!

My best deals came from wholesaler's.

So go figure.

Love an agent that can find the good deals or one that even will work with the wholesalers to get you the best deals.

An agent that can list Wholesaler's deals legally is the best agent.  He controls the deal and can

lead you to that pretty good deal also.

Wholesaler's in Phoenix are dropping like flies .

Wholesaling will be outlawed within 5 years!

Always have a great agent that understands construction or an agent that brings a contractor with your inspection.

These two elements will save you so much hassle.

Phoenix Liquidation ,  One downtown that may be moving and one in Peoria.
