Get creative with your offers, see what the seller needs, you would be surprised how much information the listing agent will tell you after 45 days on the market.

Listen and then make that offer!  

Read between the lines and ...example....

Owner has several properties and wants to dump them.

Maybe your offer on a $200,000 list price would go like this

Providing the property needs some work ..

Kitchen, bathroom, upgrade, new floors and paint.

Agents give up your 3 comish going in ($6000).  Take the back end of new sale!

No inspection needed, contractor can give this to you for the work!

Have contractor inspect it , so now you saved 10 days headaches!

Go $185,000.  $9500.00 down at closing. remaining $179,500. within 120 days

or at sale of property which ever comes first. 

Have listing agent explain to seller that thousands of re hab money will be going

into property shortly after closing.  So that seller will be in great position is buyer

can't preform .

I have done several of these!!!!

Sometimes the property is not insurable, Hopefully your inspector may give you his valued professional thoughts!

Plumbing, electrical, roof,  could be as simple as smoke alarms and C/O.

If the property does not have a mortgage then it is not law! ( bank law that is).

Hopefully inspection should go smoothly and your Agent that earns that comish should be on top of this issue!!!

Hey Pete,  Keep in mind the seller pays the comish !!!

If your not going to sell your properties for a while i would not get a RE L.

Need to make about $3500 a year to keep it active, etc.

I love a great agent that knows my needs and will earn that comish!!!!

Don't get one unless your going to pay the price to really make money in it.

Just for your deals, No don't do it!!!!

Don't be another part time agent!!!

I have been in the valley here in Phoenix for about 4 months and have found 2 great agents, and a 

fantastic Contractor that understands everything from complete re-hab to doing that fun 

Resolution list!!

He is fast, great workmanship, and very good priced!

Been looking at commercial Properties for 3 months now, to convert to 4 plexes.  Window issues are

a major problem.  Kitchens are the second problems and meters!!!

Its a quick  fix, this flipper is hiding the issue of a bad floor,  He should have tiled or carpeted it instead!!!!
