This product sucks.  Use wood, tile, or carpet.  It may work if all conditions are perfect.

Floors are perfect level.  Rooms are very square.  Product is perfect, Good luck on this one.

Use tile or carpet!

My suggestions as a contractor/investor of hundreds of deals.

Jennifer, if you were to go back 60 days what would you do different?

I would do this in your shoes.  I have not read all the post but your 

Real Estate agent or friend should give you better suggestions, and connections.

Always have a great contractor that is real estate savvy!  He has done several

properties like yours, get him to trim down his cost @ Demo to $8000, take 

$1000 off each bathroom, $2500 off Kitchen.  Etc etc.  Make your contractor

be responsible for running the job. lining up the other sub's and making sure

the project is tight in schedule.  Cut corners in everything.  Your contractor knows

that a bathroom vanity that is 30 inches wide is half the cost of a 36 inch.

Make the contractor sign his name to penalty if late.  Bonus if early!

Contractor is making very good money and even if you trim cost and labor

your property will still shine.

Put good money in a light staging. curb appeal, and the flow of the property.

Go to Ikea and get $500  of pictures, etc. make sure the front of the house

is flawless. 

Wish I could fly out and give you suggestions and numbers of where it should be.

Maybe have a friend ( big strong man). Talk to contractor and say" this is were

we need to be on the numbers, can you work with this"!!!!!

Over budget sucks!!!!

After buying and selling hundreds of R.E. deals as a contractor.

Your Agent should know your needs,desires, and concerns.

Your agent knows the contractor and enough knowledge on estimated repairs needed per deal.

I always pay commissions to an agent that does his/ her job well.  If you do 2-3 deals a year that agent is worth every bit that commission!

Because they learn your market!!!

Deep pockets in Phoenix, I agree with Michael Bennett.                                                                

  With Phoenix being one of the on going economy's in the Nation and people moving here about 350 a day more than leaving.  And business to support this much growth.

Hedge Funds are here. !

In the 90's before most of you were thought of!

Could by a 4 plex that needed work for $60 and fix it up, rent it out and sell it all day long for $150-$160.  Most cost back then was 22K.

My business partner would buy and sell them.  I would run the crew and do the work with them.

At times we would have up to 7 properties at a time in progress!

We would pay the crew and materials and our business arrangement was 50/50.  We both would invest equal amounts in buying and my split was my time and labor, his split was his ability to buy and sell.

Michael you should meet  me!

Tri Plex ( I was 17 )

Bought, fixed up and sold

Made $1500 with 30 hours of work

,namely painting, repairs.

$50 an hour for a teenager!!!!

Real Estate agents made more than I did.

Phoenix , where are the deals??

Crazy market , the demand for Investment properties are crazy hard to find any deals at all!!
