Jarvis, way to go.  The next few weeks are going to be tough to find a good deal.  It is winter time and people are still afraid to buy apartments .  But timing may be to your advantage.

Several people want a piece of Arizona and its hot Real Estate Market.

What price range are you thinking, area, condition, age ?

Will you hold this for a year, 5 years, or more?

I found a contractor that has done hundreds of these that just moved here 6 months ago.

320 more people come to Phoenix then leave every Day!

Very hot economy, Very hot market.  It was 76 degrees here 3 days ago!!

New housing  going up everywhere.

Jake, wondering what liability the owner has to close with you on the 14th.   Does keys need to be given to you?

Does vacant property that is broom clean need to be done?

Maybe see if there is even a written lease with the tenant?

Hopefully the seller is going to not close until it is vacant.

or maybe the buyer won't close until it is vacant.

I hate for you to lose the deal, but an occupied home is hard to work in!

Also know some sound buyers in Pueblo with access to cash in 48 hours.

Your best deals in Colorado will be in Pueblo.  Colm McColmick does well their.  He is a wholesaler

from your area.

Land Title in Pueblo is where we closed on buying his deals!

If you want $50 more in rent. Maybe !!

I would not, I would make sure the tenant understands about water damage

with a jetted tub.  I once over filled my  jetted tub and it caused damage .  Sheet

rock repair and painting.

I called myself Ha Ha  and fixed it ( about 30 hours ).

From a owners point of view, your rent won't even change or maybe $25 .

I would wait 3-10 years so that you can do more of a full update .

Then you have more options to get other items done,  Let your tenant pay

your mortgage and then do it with a more update with everything.
