My wife ( from Seattle area) and I would love to attend any investment meetings.

I have spoken at several.  I am not a great speaker, but I have done a few in my life( Flips).

Mostly like to meet fellow investors in this area since we just moved here ( living in San Tan ).

Get one contractor that drives up in a nice truck, gives you a firm handshake , listens to your needs,

Can run the show. any other subs, gives you a written bid, with a time frame to completion.  Can show you homes that he has done.  

If he comes from a Real Estate background and can suggest some items that may or may not be needed.  

Workmanship needs to be there, quickness is a must, and a competitive price with reasonable

payment arrangements.

If he drives up in a $60,000 truck, GQ clothes and haircut, and tells you how to do your job.

Then hire the first guy listed above.

Time is money,  get the property done and done right.

I know a great contractor!!!

How close are you to Product, Home Depot, Lowes.

Get a good contractor that will travel to cabin to work.

Two major issues,

I myself would not change walls, etc, unless it is not that functionable.

Start with electrical , then plumbing issue/septic.  Most contractors are 

going to try to talk you into doing everything  New.

Text the prospective tenants why they were not interested.

Hopefully 2 of them will text you back.

If you drop rent, one of them should be interested.

Maybe less Deposit also 

Or deposit over 2 months.

So most handymen have no idea how to fix a garage door.

The other items a handyman can do.

I would get a garage door repair service man, maybe you could approach him and say .

"can you do this on the weekend and i will give you $150 cash to fix it."

On the week, him working for his company , the company may charge $380.00.

If you send pictures on the other items, I could walk you through that.

You must determine an hourly rate that your other 2 partners will agree on,  Then you have equity.

I would say hourly for every hour you spend in your field/partnership.

Say $45-$90 per hour!!!

On repairs maybe $30-$50 per hour

Money talks so get yourself in position to match their down payment of other deals.  Then you could achieve higher equity splits than a third!!!

I have done several fix and flips as a contractor and partner on the deal, Like over 20.  It is pretty smart if either person does not have the capital to do the whole deal.

1/2 of something is always better than  0 ,of nothing!!!

Could give so many examples why a smart contractor with Real Estate Savvy could partner with almost any deal!!!!

1/2 is better than NOTHING.

Some Real Estate agents are pretty smart to partner with a Contractor because they can throw in their comish as part of the deal, 3 % of 200K is $6,000.  and 3 % of 300K is $9,000.  Now the agent has a $12,000 partnership investment.  The contractor could do $12,000 of labor and they are invested equally !!!
