Tough area to start in Real Estate.  Mostly millionaires live their!!!

I would advise you to buy in a town close by that is not so over inflated!!

Yes you can get started at 17.   I did and did well.  Of course my father was a R.E. broker and he signed everything and I did the work ( labor).  Legally you must be 18. 

Get your money saved and work with credit.  Google how to boost your credit. Keep monies in bank and after 6-12 months approach bank manager and ask for a loan.  Put that money in your account and pay it for about 4 months and pay it off early.  Boost credit rating sometimes up to 50 points!

Save your  money while your living with your parents, work 1,2,or even 3 jobs.  Get your high school accomplished and hope we are not all wearing mask!!!

Sounds over priced to me.  Age, and condition your seeing all ready would scare me and I am a contractor!

Are said Units all 2 bedrooms or larger?  Hopefully you have some great Square footage to work with.

Your inspection report could really be ugly and cost you $1000.

I would pass on information you have provided!

3 bedroom, 2 bath.  ( at least 1 1/2 bath)  - Most families need these!

 Good neighborhood-. Most tenants want this !

Fenced back yard- Tenants love security.

Garage.-  $6ooo-$10,000 investment that attracts men and nice wheels!

Nice wheels - good jobs.   

Get your rents up everyone!!!

I don't know a good property manager in your area but this is what I know for sure.

Everyone is renting to low especially your first time.

Landlords are getting several applications for there suggested rent.

If you are told you could get $1100.  I would start at $1300.   

Is it a 3 bedroom 2 bath?   You can get pretty high rent. ( $1300-$2200)

If its a 2 bedroom 1 bath,  then probably $500 less ($800-$1600)

If no rents or signs of rental vacancies then you will get top rent!!!

It is pretty crazy out there right now on rents in a good way!!

P.S. drive the neighborhoods ,sometimes just 2 blocks can be $100,000 difference, and also look at what the neighborhoods are doing . 

@ one new rehab, One new house built, One ok house, new rehab, new house!  Buy the ok house!!! and rehab it!  Especially if its in the $100,000 difference block!!!

Lots of those here in downtown Phoenix

Realtor.com gives you a pretty good fill of what is out there active and sold.  Just use the filters and you should get  good comps.

I always have an agent working for me and they can do  comps in about 10 minuets or less on a prospective property!

Bought tens and tens of 4 plexes in Ogden Utah without seeing the inside!!

When the numbers are great, even if you have to gut them and still make money!

No brainer!!

Get together some of the business minded members of your family and get together a plan for your Dad.

I then would agree on one Real estate agent to help mentor and make some decisions to his future.

Make sure non of the family members want to control his account , make sure that his money is for his future.

Must be very careful but firm to help Dad.
