Save your money and make time to look at properties with your agent.
Get into the field, get your feet dirty!
See 3 houses a week somehow.
Get exposed to real life, real estate and vote for the businessman that won't shut down this country.

Over 35 years of working with Agents.
1-First impression is a must,
Answer the phone and listen to your needs!
2-Meet with you within 24 hours and go over your needs and concerns.
3- Line up the best 4 deals you want and show them to you on your time frame!
4- Willing to suggest to you the best deal for the money and your desires.
5- Have a good contact with contractor, inspector , photographer, etc.
6- Must be hungry to serve you as you are to become successful.
&- Be available and a full time agent, part time ones don't work very much .

Had a duplex and two houses by 22. First deal was 17 all in Utah. Dad did most of my first deal!!!

Have done over 2600 Flips mostly in Ogden, Salt Lake, Provo, and now in Phoenix ( sucks here to flip now).
Stuart, have had investors put me on a plane and knock out properties.
If the deal sounded right, then we should talk. I understand Real Estate and construction to a science.
Have done several partnerships on them also.
Work ( labor) for equity position!

Kyle, rough market for anyone trying to buy in Phoenix for a first time. Prices are over inflated and several offers above list price within 36 hours. Probably 25 buyers for a single home or investment.
SO THIS DEMAND IS DRIVING UP THE PRICES!
With that said, I would start seeing the area's that are up and coming, some good pockets downtown in the Capital area, etc. I would continue to watch the market mostly Active for sale homes and see if maybe an agent will list one below price and you can make a full price offer and qualify for same.
I would see if we are all going to be wearing mask for 6 months after the election. Hopefully not, if so there will be more inventory out there since the economy will shift downwards!!

go to several Real Estate offices in your town and ask to talk with the managing Broker.
He will send you to the top agents that will take care of you.
You can almost choice with which one fits your needs and works with you best.

Hopefully you resolved your issue, if not this is an easy fix.
Your ends are going towards the wall because you don't have a space that allows the flooring to go towards that wall.
I screw down a grabber screw at the end of the plank. I put two in them. on about an inch in from each side. It is about 6 inches wide so put two screws at the end that does not allow for the plank to slip to the wall. The screws will be about an 1/4 inch high is all.

Bottom line, if we need to continue this BS on wearing mask and 50 % of businesses are failing because of this so called scare!!!
There will be problems in Real estate, when people can't pay because 50 % of business is cut off.
There will be major problems everywhere!!!
Commercial properties vacant, tenants now paying now, people moving away from cities that are not in control.
Problems. Hopefully we can all out smart our polititions!
