Everyone with a job can afford these prices!!

Why wait, It is a great time to buy, sell, or work on existing properties. I would be hesitate to have tenants in place right now.
Have exit plans on anything you purchase!!!
Just in case, sell instead of rent if needs be.

After living in Phoenix now for 2 months......
I have looked at hundreds of potential properties to hold, flip, etc. This area is tough.
When I get 3 emails from 3 different Wholesalers on same property. And their ARV is
$35,000 high. People in Phoenix area's are buying everything .
Their are so many want to be investors. So they say...... They will buy a property without even seeing 2 or 3 units on a 4 plex. Until day before closing. Then their agent is talking them into it. (comish) This is their income now if you back out!!!
I would be willing to help you make any decisions on condition of any property within 50 miles of downtown. Understand construction better than any 50 inspectors!
Its a tough market because everyone here wants more Real Estate and are willing to pay 10-15 % higher. It surprises me how the appraisals make it work !!!!

Some tenants just don't understand how easy they could get a house. If their credit score was great, someone has talked them into a house and they would not be interested in your rental. You would be surprised how many tenants are great earners, pay their bills and don't have homes!
Check out their past reference, if they have deposit and rent ready to "rock and roll" and have nice wheels that don't have a $500 payment.
Criminal, past 3 years, if someone hit someone. Oh well!!!
They past my credit score!

Wholesalers are dropping like flies in Phoenix, I get sometime three emails on same property from them. The single dwelling house is KING and will be for several months. Everyone wants a nice home and with interest rates, how could anyone go wrong?
Buy a house for $1000 payment or you can pay rent for same house for $2000 . That's the demand!!
Good deals are of the past right now, Have to be creative to find good deals. Or build a good creative deal, such as cottages, single level!!.

Trusted and Wholesaler is quite a combo in the same sentence.!!!
My best deals come from Wholesalers, but I don't trust them one inch!!
Talk to a lot of real estate agents, contractors in the area, and they will give up a couple of them to you.

A/C units are what $3500-$4500. I would be more than happy to install a new unit however your rent will increase $350 a month for this year.
Or i could buy you a couple fans ($16.00). Hopefully this will resolve your high heat issue until things cool down.
Of course they will choose the later!!!
Be firm, don't cave in, But $32. might be a easier fix.
