@Mike C. Of course it depends on a lot of factors, but if you work with a turn-key the cash flow numbers will have to work. So for that right now popular areas are Murray Hill, Lake Shore, Hyde Park(all one part of town). Also pockets on the north side can be good. Other recently popular neighborhoods are getting saturated. Feel free to PM me and we could go over more specifics, and I might be able to provide better options.

@Mike C. there's a large turn key provider in Jax that handles everything and it's very passive from your end. Obviously with that the margins will be thinner, but you seem to be aware of that. I also know the operators of a more a la carte business model. They provide different services, which allows some flexibility if you want to be more involved. @Mike C. JWB is a turnkey provider in Jacksonville that will fly you out after your initial deposit. I think it's a great move that makes their clients feel more comfortable and as far as turn-key providers go they're a great company. I'm sure you've heard plenty of discussion on the pros/cons of turn-key companies. In my opinion it really depends on your situation(time, money, resources, location, etc.). Whether you work with a turn-key company or partner with other investors, Jacksonville is a great market and let me know if any other information would be helpful.

I'm in the process of obtaining my RE sales associate license. I've completed the 63 hour course and will be taking the state exam this month. I only plan to use my license for my personal properties and maybe a few more a year for other investors that I know. I'm still working my current full-time job and plan to do so for at least another year or two. I wouldn't be needing the typical support and training that a full-time agent would and am looking for a lower cost structure. Could anyone recommend a broker in Jacksonville, FL that works with other licensed investors? Thanks,
