At the macro level, we are probably in the late innings for several popular asset classes but that does not mean you cannot find a good deal at the micro level or that some assets classes are not in different cycles. Pick your asset class, investment parameters and submarket(s) you like and then focus your time and resources on finding an asset you can buy. Do not waiver and do not get distracted.

Does the purchase agreement obligate the seller to provide financial docs? If not, piece together a T12 based on what the seller does provide, work with your lender to be flexible/creative and keep pressing the broker. Depending the purchase agreement reps and warranties from the seller, seller may also be in breach.

If you develop a new condominium, please get legal counsel early in the process. Condos are easy to mess up on the legal side and disclosures to potential purchasers may be required by law in your state.

@Joel Owens. Fair points on deal size and risk affecting promote splits. One of the things I like about syndications is the flexibility it offers to sponsors and investors to create a economic structure that aligns interests, allocates risk and rewards performance.
