@Richard Arden what are your qualification standards? Do they mention anything about applications will be considered in the order recieved or you will go with the most qualified applicant? You should have clear standards that you give to each applicant on what you are looking for and how you process applications

@Marc Aragon some counties and cities may differ but in Maryland you are able to file a failure to pay rent the day rent is considered late. A court date will be set within 2 weeks of filing a Failure to Pay Rent at your county courthouse. After the judge finds in your favor and you wait the 4 day appeal period you can go back to the court house and file a Warrant of Restitution. When you get that back about a week later you can call the sheriff or constable to schedule your eviction.

Back to your question: yes tell them. The sooner they get out the better. They will know they are being evicted as soon as they get served for the failure to pay rent and will have enough time to damage the unit either way if that is what they are going to do.

Candidate 1: hard no. Lying on an application is unacceptable.

Candidate 2: most likely no. Assault+bad credit=low financial responsibility and poor judgment.

You mention that you are more concerned with credit history then score however I look at credit score as basically a prediction of how likely a person is to pay their bills. The credit reporting agencies have much more experience with this so I trust it.

IMO start looking for candidate #3. If you wait for the right tenant you will save yourself a lot of headaches.

@Lindsay Favazza I manage my rentals with the idea that one day I will turn them over to a PM. I enjoy learning and figuring things out, building my own systems and processes. How can you find a good PM if you don't know what one looks like?

@Edward Bowlby try local building supply auctions. Found some great tigerwood flooring for half the price in stores.

@Jed Hefner IMO the person who is providing the service should says what payments are accepted. I agree that PayPal or others is much more convenient however I am not going to have renters tell me that they want to pay me in amazon gift cards. I would suggest it and if they say no pay them how they prefer.

@Bob Drew The only downside of pugs is they are generally barkers. Other than that they are short haired, not aggressive and being 20lbs and blind not going to be much of a problem except maybe accidents. If they are clean people they fit your other criteria and you think they will clean up after the dog maybe give them a shot. Good luck

@Marenda Bullock I would suggest after she moves out. If she is looking for something before she moves tell her to have the landlord contact you directly.
