You have already messed up. You should have let him think it was his idea. But here's what I told my wife(at the time pregnant with our first):

I don't want to work 40 hours a week until I'm 65. If I get hurt then I can't work. REI lets me have an income no matter what. It can replace your income and let you be a stay at home parent if you want with the kids if you want. It will replace my income and take significantly less time to maintain compared to a job. I will have the ability to be at home more also. It can play for the kids post education. After their post education I plan on gifting one of the SFH to each of them as a "get out of my house" gift. It would be up to them if they want to continue renting it, live in it, or sell it. Either way I think it would make a great start for them in life.

My wife I'd now a stay at home mom with our 2nd child due next month and she's glad she has the opportunity to do it. Any time putting off REI is time lost. If you are lucky enough to live in a market that REI works, get started yesterday. It may not be after your finished having kids. IMO waiting until everything is perfect before you start is the risky thing.

I would be careful to even say that you will find reasons to deny an applicant for having an ESA. With my luck someone I denied would find that and I would be in the middle of a fair housing complaint with "proof" that I deny all applicants who require assistance.

@Greg M. So from what I read the online applications does not fulfill the requirements for an ESA? Only a doctor, psychiatrist, counselor, ect. can "prescribe" it. Since these professions have degrees, licenses and taken oaths, why are they not being held responsible for false claims of someone "needing a support animal". I think this might be a more productive route to create a solution to this problem. If found that a doctor is giving out ESA vouchers to someone with no history of depression or handicap beforehand (no treatment has been seeked) they are at risk for their malpractice insure of going a little higher.

If an ESA gets approved after that institute a 1 strike policy. If the animal gets loose, shows aggression, damages the unit, neighbors can smell the animal or makes excessive noise that disturds neighbors outside the unit, it is grounds for removal of the animal or face eviction.

Luckily I have not run into the issue yet but I plan on directing tenants to petscreening.com to check vaccination records, possibly known history (landlords can document pet history for future landlords), and legally validating if the animal is an assistance animal.

Thanks for your input.  I have the calculations set up so if someone does lack in one area, they can make up for it in others.  For Example if they less than stellar credit but no delinquent accounts and collections there score will show that.  However if they do have delinquencies point deductions increase exponentially.  If they had one 30 day late over the history of their credit, not a big deal and is a 1 point deduction, but if they have 4 they lose all the points in the category. 

Same with a low score of Employment or Rental History can be made up with good credit, no criminal history, and rent to income ratio.

Also in my area, minor traffic violations are considered civil penalties and not misdemeanors for items like speeding and running a stop sign and would not be considered.  Traffic violations such as hit and run, drag racing, or a DUI should be considered.

I am working on a score sheet that automatically gives a tenant a score and pass/ fail mark depending on each property's minimum qualification standards by simply entering information found on a application background check.  I wanted to get to get some thoughts on if i missed anything, have categories that are too heavily weighted(or not enough), or if the scale of point values needed to be changed.  Applicant Score Card

I consider solar every couple of years and have not been satisfied with the life of the panels. The material used to laminate the panel gets hairline cracks over time much like a headlight fogging up in a car which causes significant decrease in electricity production around 12-15 years old. Usually when you ask the salesperson about this, they will respond with, "wow, you really did your homework". The only panels that I can find different are Tesla's solar roof and uses tempered glass. This might just be true for what's available in my area. I just don't want to pay the money to have a solar roof working at 70% or less then it was new by the time it gets paid off.
