@Jo Ballagh I try to avoid rental turnovers between November- March even in MD. Also building houses never goes as scheduled. I doubt it's better in Ak with only a few hours of daylight during the winter. Offer a 9 month lease, they are only temporary away at this point already so if they say no you will have a much better opportunity to find a good replacement.

@Andrew Schrader I never heard of just asking for a lower rate. Let me know if this works and what mortgage company if it does.

@Lei L. I do not rent to any smokers. If they smoke, they will smoke inside. Smoke permeates everything and extremely difficult to remove the smell. I recommend a no smoker policy, not a no smoking policy. Smokers are not a protected class, unless it is medical.

2 choices I see:

1. the way @Mitch Messer has listed, which works as long as they move out on time, give you time to clean up/ Reno the property.

2. Push back settlement

@Peter T. I have had property managers call me from listings I post on Zillow. Maybe give that a try. No cost and it gives you 1-1 conversation to sell your product.

You can't just leave trash outside and hope it just disappears.  I wouldn't want that in my neighborhood, in the neighborhood my rentals are in, or just driving down the street.  Try looking on craigslist for someone that can remove it for you.

Absolutely. Start the eviction process now.  The last thing you need is for them not to leave at the end of month and they are 2+ months behind on rent and you have yet to start.  Give them notice that you are starting the eviction per your local requirements and get on it. They will keep making excuses if you don't until eventually they move out(hopeful) and let you know that you can keep the security deposit for last month's rent, which leaves you nothing to cover any damages or their already late rent.
