Hi Brian,
DSCR lenders will be more conservative and usually have a 1.25x DSCR rule.

In order to cash flow in today's market is important to look at strategies that will make it work. You can find additional income by converting a garage to studio or converting a side of the house to a smaller apartment.

Hi @Nick Tarantino, It is hard to invest in a couple of houses in Florida at your savings amount. I would start to get my foot in the water by investing with FHA as you mentioned and learn about the market and its strategies.

Dade county is great for short term rentals, just be aware that there is alot of competition.

Hi Eric, most of the time tenants are expecting an increase in rent when they know that they are paying under market. I would not raise it drastically to $2100 but somewhere in the $1,900-$1,950 considering that they take good care of the property and never bother you. In conclusion don't lose money because if they want to move out they will not be considerate of you.

Hi Anthony,
Multi-family would be a great option to start, but you can also see potential in a 5-3 or 4-2 single family with garage. You can convert the garage into a living space and rent it out or live there yourself.

Hi Everyone,
I'm a recent Finance and Economics graduate and currently working as a financial analyst. I'm looking for an opportunity to work as an assistant to property manager as I don't have the experience to be a property manager myself. I would love to get into the field, but it is been kind of hard, any advice. I'm in the Miami/ Fort Lauderdale area.
