I'm working towards my first house hacking and I have a couple of questions. Thank you in advance.

I will be doing a FHA loan, living in an the efficiency unit and renting out the house. Does the FHA allow this or do I have to live in the main house? Also, because it is FHA, can I have a lease on the main house?

Here in South Florida is crazy. Many homeowners list their SFH for 240k and then out of the sudden they increase the price to 270k. It is very difficult to keep up. Very unstable down here.
