Agree with all the comments. An LLC would keeps everything clean as related to the business transaction, plus you get the liability and tax benefits.

Hi Munya, I would get a multi family for Section 8 as you can have more sources of rental income rather than just one. Section 8 is given to the tenants and it depends on what the tenants qualify for. Example: You can rent one unit for $1,500, but if the tenant only qualifies for $1000, then Section 8 will only pay you $1,000 and the tenant has to come out of pocket for the other $500. This is how it works in my city and state. I suggest that you get more info on your local agencies.
