Network!! Connect with some people here from your area. Look up some Meetup groups as well. Visit open houses and meet up realtors. They will know some investors and lenders. If you visit Redfin or Zillow and ask to be contacted by an agent, they will contact you. Ask for referrals to other investors and lenders.

Start contacting different HML now and find out if they'll fund the property you have in mind. Not all will fund a property just because you think it's a good deal.

Their rates will vary based on your experience. They typically fund up to 85% of the loan amount. Rates from 9-11% and charge points from 2-4pts. Good luck.

You should find out what the rates would be for each one. I'd start there. I believe there are no escrow fees for ELOC so that could be an advantage.

They typically will not lend higher than the appraised house value.
