HML would be first. Talk to a few to find out their rates. They will vary. You'll need an experienced GC on your team. You'll also need 20% plus of your own money for down/expenses/holding cost. Some HML will require you to pay for rehab cost before they release rehab funds to you.

What they did was called "Subject To". It wasn't really seller finance. Loan stayed under your parents' name while they paid the amount owed. You guys transferred the title to them giving them ownership to the house. Read and listen to BP podcast and you'll learn different ways to do REI. Good luck.

Diversification. Get your $ in a few different REI. With that kind of funds, you could get into buying franchizes as well.
