It's really not a trick. It's called Tax Liens or Tax Deeds. Each State is different on which ones they sell. See link below on which state sells what.

You don't want to use hard money for
buy/hold. You only want to use it for acquistion. PM me and I can give you an example of hard money numbers. I think that's what you're asking for.

To really know for sure is to talk to both conventional and hard money lender. Just call and talk to them and ask as much questions you have.
