Funny there's a Kevin Cao at my work also. First off, are your parents just helping you with mortgage/down or are paying all of it for you? IF they are then you have nice parents. If they're just putting in say half of mortgage/down, then you'll need a job. Then you'll want to have your name on the deed and loan. Great way to build credit.

Lots of factors to questions because your payments depends on how much you guys put down and what rates you'll lock your loan at. When you ask, legally buy this house, you can buy a house as long as you're over 18 and have a job to pay for it.

I wouldn't allow smoking in my units. Just can't get the smell away and could potentially ward off non-smoking tenants.

Talk to Dmitriy Fomichenko. He set up my Solo 401k. I use mine to investmin RE or anything I think will give me a better return on my money. I'm in charge on what I want to invest in.
