For the most part it just extra sets of eyes and ears out and about, when they hear of something that sounds good they give us a call.

Most of the best deals around here ( or anywhere I guess ) happen way before most people know of them. Just like any REI club for the most part. Unfortunately, we dont have an organized club.

I was glad to see you guys talking about this. I have talked about this for a few months too.

I have looked at Godaddy for the domain purchase and hosting. About $45 a year for a simple deal, with 100 email accounts I think was incluced.

I can do the design myself.

We did you guys get your domain name and who hosts your sites?????

Scott, I have owned several rentals in other states. Not out of interest but circumstance. I was stationed there in the AF and was transfered. I had several friends to watch my interest and it work very well. We also used it as an excuse to go back and visit the "investment property". The IRS allows this as well! I had one for around 18 years the other 15.

The tricky part is maintenance, I had the renters do the work and send me the receipts for material. I threw in extra to cover labor and it worked well.

We are looking for some type of property in the Jacksonville / St Augustine FL area. A nice beachhouse on highway A9 between the two would be great!

I may have to go down about once a month to do the "drive by" you spoke about. Twice a month from Oct through March !!

Hey Jennifer, I would go with the sanding and poly throughout. Eric is correct on the minimal cost with above average durability.

Depending on the condition of the floors, you can use a large pad sander or a barrel (tube type sander). The barrel is for more sanding ability but becareful not to leave it in one spot to long, it will sand "ripples" in the floor.

Several coats of clear poly (fast drying) Minwax seems the best value, Walmart has the best price as well.

I usually give a floor a minimum of five coats as well. Use a "tack" cloth between. Also availabel at Walmart, cheap.

Durability is the key in rentals! And for upkeep between renter, a lite sanding of the current top coat will be enough of a prep for a new top coat.
