The difference will be in the rent.  A tenant with a 3 bedroom voucher will only be able to have that amount set for that zip code covered by Section 8.  If you are willing to lower the rent, then you can rent it to that tenant.  If not, then hold out for a 4 bedroom voucher holder.  Always call the Housing Authority to let them know you've got a property available.  The receptionist will pass this to the case workers, and they will tell their clients.

@Isaac El  A good place to start is to call the Housing Authority and see if they have tenants looking for specifications that fit your property.  For example, if your rental is a 3 bedrooms, see what the rates are for that zip code for a tenant with a 3 bedroom voucher, and let the receptionist know the address so the case workers can pass it on to their clients.  If I have a property that will take Section 8, I post it on gosection8.com.  It's usually rented in less than 2 days.

@Nathan Williams. That's weird.  The tenant ledger should reflect the fact that the tenant has not paid.  Strange that it is not enough for the court.
