I would give a 30 day notice to cure.  This means boyfriend moves out, or she needs to be out in 30 days.  If that doesn't work, then it looks live eviction is on the horizon.  You don't want there to be any trouble with your other paying tenants.

You definitely need leases, ledgers, security deposits, prorated rents, and keys.  Hopefully, your realtor put that in the contract.

I LOVE old houses.  Definitely budget for new plumbing in the coming years, and check the electrical. I had a house that was knob and tube, and I couldn't insure it until electrical met code.

Athens is a great buy and hold. With all of the industries moving to the Northwest part of the county, it has the potential for terrific growth.

This is when I play hardball. You're not running a charity or a calendar reminder service. They know what day it is. The more days they take to pay, the more stress it is on you. Call them up, and ask them how long they are planning to play this game. Give notice if you don't get the reaction that you want, which for me is auto-draft. Paying with a money order is a red flag that they don't have money in the bank. Edit your lease to require that all payments be made through the portal.  If you are able, set the parameters so they can only pay the full amount owed.

You definitely want to get an attorney involved on this one. Make sure that the agreement is all hammered out beforehand if things get messy with you and your partner investor. You may want to form an LLC with each of the investors that you work with.

Definitely factor in landscaping, trash collection, and any outside lighting as far as your financial responsibility.  Ask for leases, ledgers, keys, tenant contact information, and security deposits to transfer at closing.  Let me know if I can help. I'm in Huntsville.

Florence is an hour and a half out from Huntsville, so if you are looking to tap into the Huntsville growth, it is not going to be a part of that.  You may want to look at Athens.  The appreciation is not going to be as large as Madison county's, but these are solid buy and holds as the city grows.
