@Dustin Little. 1031 is a like kind exchange.  You sell a rental property, and then roll the profit into another rental home.  You can't use 1031 money for a primary residence. If you want to use the money for your own residence, then there is no 1031 exchange, and you will pay capital gains.

@Andrew Postell It's possible-ish to get that rent, but the property will sit on the market for a while.  If you have that much for rent, you can buy.

@Nathan Gesner. I like the way you think.  As a property manager, you can't believe everyone all of the time.  Interesting that they didn't mention contacting their car or rental insurance...

@Raj Mukherjee I do know rents for all of Madison County.  How long it takes to rent depends on a lot of factors.  Everything from season to schools to home condition to price.

Buying in Huntsville now is very competitive.  You have to be ready to move fast.  So have your proof of funds/pre-approval ready.  Cash flow is gonna be tough here.  You are buying more for the appreciation.

Generate an adverse action letter.  Check the box as to why they were denied.  Send via email. There's nothing to talk about. If someone tries to bully their way in to a property, there is always a reason - and you can bet it's not good.  For instance, pending eviction.

I've used Buildium and Appfolio.  Appfolio is much more user friendly and intuitive.

I don't give keys early.  If they want to get a jump on moving, then they get to start the lease on the day they want to move in.  Too much liability with insurance.

Go ahead and write up the lease with the 5/15 move in.  Add an addendum that should the property become available sooner, she will sign a new lease to reflect the date change.
