Leave this alone - you don't want to start running a security business.  Allow the tenants to set up their own doorbell cameras.  You are not responsible for porch pirates.

Hi, Sarah!  Appfolio is the best out there.  Buldium has similar functions, but it is less intuitive.  Buildium will take you on with less units than Appfolio, so it's better for self-managing.

@Ashley Turner @Caleb Bryant. Huntsville requires AirBnBs to be in an R2 zone.  You can look at the map on the city website and see how small those areas are.  Those who have violated the law by not pulling permits or paying lodging taxes are being retroactively charged.  It is also showing market changes in multis that have been run illegally as AirBnBs.  The numbers aren't making sense when the quad was making 10K per month as a short term rental, and now can gross about $4400 as a long term.

@Michael S. Yes, the only legal zone for a short term rental is R2B. There are not a whole lot of options in that zone. An owner has to pull a permit to operate a short term rental. There are over 300 on the AirBnB website now. And I know that they are not all zoned for STR.

@Amar Pat @Michael S.  Yes, there was supposed to be a hearing last week, but it was cancelled.  Not sure what the real story is, but I do know that lots are being reported to zoning, and the zoning department is making moves on them.

@Amar Pat - Long term rentals are doing very well.  The short term rental market is under scrutiny.

Highest rents are in Harvest, Owens Cross Rds, Meridianville, and the areas in Madison City Schools District.  New Market does well in the Buckhorn district.
