@Steve Rozenberg thank you for the insights. In what cases would you order new credit / background check, assuming that you would not offer renewal to someone who was a slow payout.

Right. That would be a great way to make a little extra money. Just don't get frustrated if it doesn't happen right away. Focus on you sphere of influence first. Good luck.

There are many real estate agents that practice part time, especially starting out. The costs to get going and maintain your license is sometimes too much for some to absorb without an existing job. For those, this scenario affords them the opportunity to "test out" the profession without jeopardizing their existing career and financial security.  Also, if you work a typical 9-5 job Monday through Friday, there is less of a conflict with the times a real estate professional is often working as their clients generally are available in the evenings and on weekends. The disadvantages are that it is a lot of work and doesn't afford much free time, but working any two jobs would probably be the same. Also, this leaves less time to market yourself and build a client base that will sustain your real estate career. Therefore, it may take you longer to actually switch careers and become a full time real estate agent, if that's what you decide is right for you. Good luck with your decision.

In Texas, there are 2 ways you can get real estate experience without your license. First you can be a personal assistant to a REALTOR. In this capacity, they can give you MLS access to find potential listings for them and search for properties for their buyer clients. You can also assist them with Open Houses, preparing marketing materials, etc. Secondly, you could work for a brokerage office in more of an administrative role. Again, doing some of the same things mentioned above, along with answering phones/potential leads, mail, paperwork, etc. This would help you understand how a brokerage works and help you make a decision down the road as to whether that aspect of the business interests you.

In either case, I think the skills one would look for include: salesmanship, negotiation, building relationships and knowledge of the local real estate market.

Have you thought about the Dallas / Fort Worth market?  We are in one the hottest markets ever and with healthy forecasts of continual job growth, there will continue to be high demand for housing, both single family homes and multi-family properties.  As with any large metroplex, there are good pockets for investment.  I have analyzed sales data and have my own list of the hottest zip codes for flips.  PM me if you would like to discuss further.
