@Bryan L. - Haha. Even if I did, I wouldn't have been much of a match for Rambo.

@Craig N. - true, but the result of direct confrontation was pretty amusing.

@Joel Owens - I think this citizen may have been Rambo 2.0, but I guess you never know. The BPO thing sounds interesting; I wonder why they decreased the pay?

@Zaid R. - thanks, and I'm already sort of laughing about it now. Definitely gotta have a thick skin at times with real estate..

@Mike D'Arrigo - haha- yes, I actually didn't know I was turning into a cul-de-sac, because I wasn't familiar with the area. But, I made it out alive...

@Account Closed - thanks for your feedback. It's amazing how easy it can be to miss such obvious things. From here on, I'm looking for houses for sale in the area, and that's it. Is it a plus or a negative to introduce myself as an investor?

Hi BP Community!

For those of you with some experience, here is my story of the day, and I'm interested to hear any interpretations.

I went to go look at a house, and afterwards had about 3 hours to kill, so I decided to just drive around and see if I could find any properties that looked vacant.

Things were going well, and I stopped to ask someone if he knew of any houses in the area that were in rough shape. He looked at me like I had 3 heads and said, "no- I haven't seen any". His truck had a roofing logo on it, so I figured he might be a good person to connect with, and that he might be interested in working with investors.

Unphased, I continued my journey, until about 5 minutes later, a big truck pulled up behind me, very, very close. I continued on, and after about 30 seconds got the idea that he was following me. To test the theory, I took a few different turns, and sure enough, he trailed behind.

Being that where I live (Fayetteville, NC) is a big military town, and there are alot of people packing heat, my mind started to wander...I went into a cul-de-sac to turn around, and he stopped his truck about 100 feet away, and just waited.

I decided to find out for sure if he was "tracking" me, or whether I was just being paranoid, so I decided to give him the benefit of the doubt and introduce myself. As I pulled up to his pickup, I saw a military man with one of those army hats with a full-encircled brim. He looked like he meant business, and had probably a 7 inch stogey hanging out of his mouth.

ME: "Hi, how are you doing?"

HIM: "I'm just fine" (in a stubborn southern accent)

ME: "Are you from around here?"

HIM: "That's none of yer bizness!" (Then he sped away).

After speeding away, he only drove a few hundred feet, and then once again parked his truck on the side. Apparently he was pretty obsessed with "tracking" me, and I didn't want to end up in a body bag, so decided to drive in a different neighborhood.

So, I'm wondering if anyone else has had similar experiences, whether he thought I was casing the neighborhood? I was driving a rental car with an out-of-state license plate.

Any thoughts?

@Elio L. - no deposit, but he referred me to another investor who might be interested after all was said and done. I'm not marketing the property to anyone because I never got it under contract.

It feels abit like I'm doing the walk of shame, but I have to say; the deal ended up not going through. The seller started finding issues at the last second with the contract, which was a standard NC state contract. As we were resolving that, she started questioning my role in the transaction. It dragged on for about 2 weeks until she finally signed the contract and forwarded it on to her attorneys, and by then my buyer was tired and back out. But, chalked up to a good learning experience.
