When you are walking through a potential investment property what are the key things you should be looking for that will let you know that it would be a good buy or that it would be too much of a hassle and to walk away.

How do you run numbers on multi family properties? I know how to do everything with a single family home, but i am not sure if the same rules apply to multi family.

I've been filling out post cards by hand to send out to the area I want to market. However this task is pretty time consuming so I wanted to know if Anyone had recommendations on post card sites that can mail the post cards for you?
