what up everybody I am excited to join everybody at #BPCON2021!!!! I am located in Sacramento, CA where I have spent the better part 3 years being a realtor and a flipper. My last two flips have been my biggest wins with a new one under contract as we speak and its been amazing to start to see the fruits of my labor come to ripe. With a decent nest egg I've decided I'd be doing myself a disservice by not attending when BP has made such an massive impact in my life and I am excited to learn and get to know so many other like minded investors! Touching down Saturday afternoon staying til Wednesday! Lets do this!!

what up @Jonathon Nila congrats man! Make sure you get a tenant estoppel from the tenant ( this clarifies who pays what utilities) and you can create a lease with the tenant prior to closing just to get something on paper, if the other side isn't interested in doing this I would be weary of moving forward.

Very well said @Andrew Postell!! @Michael Williams I can connect you with the HML I have used for my last 7 deals. They are legit, as Andrew said for a first timer you will more than likely get a loan to value of 70% (keep in mind this is 70% of ARV not existing value) and 2 points.

rural areas typically won't have much appreciation vs bigger cities, just do your due diligence and be very picky about the tenants you put in your property and you should be good to go

100% the bank won't loan on a property that doesn't appraise so typically its on the seller to come down to the appraised value, although the seller very well may say we dont want to and you have to pay the difference or else we will relist it, then again they will need somebody who IS willing to pay 10k over appraised value out of pocket and if they accepted your offer out the gate thats pretty unlikely, not to mention putting it back up, relisting, and going through this thing all over again I would tell them "look I wanna buy it at that price but without the appraisal the bank won't allow it , I will be happy to buy it at the appraised value or I have to walk"
