73 days from purchase to sale, with 20 days left to closing or sooner. Bought an REO (townhouse) for $65,139 (cash) put almost 28k (cash) in and just locked into a contract for 129k with 0 buyers assist. If I can figure out how to post before and after pictures, i'll get those up.

At this point, I'm already closing on another townhouse in the same area on 9/12 but I'll save that success story for the next time.  In terms of my 2014 goals (I'm still fairly new to BP), I have just 1 rental and hopefully can get another 2 by the end of the year and should be able to buy and sell atleast 1 more additional property.  All in all 2014 is looking great.  

2015:  Possibly making the step up to mid level properties going for larger profits (200-400k ranges)

@Christina R. I'm in Columbia with Active TS/Poly. That being said, i've had no issues explaining the rough 6figures in funds going through my accounts. Although, if you are in a position which requires an oge 450... take your time filling it in (it took me FOREVER) and then also disclose your business if you haven't already.

Yes, I received confirmation of my offer receipt via email from my broker on 2/10/14 (he stated fax confirmation confirmed). I just followed up with my broker recently as I was on a 3 week vacation, I asked him very openly WTF, I offered 8k+ more than the accepted offer and he did NOT have a single word reply. He simply stated that he is no longer with his brokerage and he could be found at the new KW broker. To this day (a week later) has not replied to my email. I do not think that the underground anything would have played a part as I was AS-IS and this house is about 45 minutes from my home and well yeah, they just don't have those problems / issues in that neighborhood.

So i'll be as detailed as possible: I'm looking on what action I should take and anything else you think might be useful information to provide.

Listing address: 5641 Whitby Road, Baltimore, MD 21206. List dated 2/7/14 (55k), Sold date of 4/24/14 (51k).

I was working with a real estate agent (******* of Coldwell Banker), which I had submitted an original offer of 53,444$ on 2/8/14. Then on 2/10/14 submitted another offer of 59,444$, cash, as is, 21 day close or sooner. It has come to my attention this house was sold for$51,000, much later than I would have been able to close on this house.

Listing agent on this was Craig ******, ID: **** (I obtained, from the offer). I've seen this sale move

Note: Hogar Commuunity Reinvestment LLC out of STE 1 1001 N 3rd Ave Pheonix, AZ 85003. Is now listed as the owner but just last week it was an LLC owner (i'll find that name) based in good ole' Baltimore.

What would you wise investors do?

Welcome Brenda! I'm new here also but I've found that the search feature was useful for me - as local investors had previously made recommendations. I've reached out to 3 different title companies in the area to see about the $$ and turnaround time. Best of luck
