60 homes in our area.  They must all be in West Baltimore, I think you may want to do some extra due diligence as someone above me mentioned West Baltimore is just slightly above Iraq and Syria.  Yes, I believe they might be getting 1200/mo with Section 8 but I'm HIGHLY doubtful they are all rented and not in need of massive repairs.  

Even so, 60 homes in this neighborhood at auction- you may have some stiff competition. Good Luck

@J Scott you live like 5 minutes from my house. 

@Paulie Moore  yeah I just had a broker drop the darn 90day addendum on my after we had all agreed to the price / terms... then this came via email.  I was ...upset... So my expected 3-4 week rehab just turned into a LONG 90day process.

@J Scott does that 90 day start from settlement or recording of the deed (which we all knows can take 14-25 days)??

@Jody Young I tend to use the same kitchen appliances (during the last lowes sale - i bought 3 of each) I now have 2 of each still sitting in home waiting for the next house to progress further along to the install.  Other than that, what I tend to do is find the most expensive comp in the area and use like materials.

@Andrew Tuquilar While I have the skill-set to do everything except electrical, I tend sub everything out as I'm rocking my full time gig and this is more evenings and weekend fun for me.  On the next house,  unless I can get cheaper quotes, i'll do the tile work in the bathrooms / kitchen.  I'm currently playing with my own money (I can run probably about 3 houses at a time with my money).  Going into 2015 and as I enter the higher $$$ home market, I have already lined up my access to funds.

I love B-more but yeah its corrupt, broken, 75% dirty. All that being said, the real discussion should be how to make it rain dollar bills
