@Amir Saeed You sound like me when I started... outbid 11 times before I got my first... Yes, my first had inspection contingency. Multiple offers out... yep i've done that too. As a licensed agent now, I will warn you... I've heard stories of people losing EMD because they were not expecting replies over the weekend etc, no way to get around the waiting aspect... I would suggest you go in with your highest and best with contingencies.. if you think of low balling an offer in our neighborhoods, you'll likely get outbid by someone like me with cash and no contingencies... Perfect example, last house I won... about 2 weeks ago... I went in 20% over asking price on MLS... i'm sure there where 5+ offers around asking... but this house is a long term keeper for me, so I made sure it was mine..

Mini update. I purchased a 5x8 sign to be displayed outside deal 5. I'll be eventually replacing this vinyl sign with a digital LED once I get county approval (which i know 2 of the 3 board members). With that many cars going past daily, I'm hoping to get a strong list of potential customers just based on the car traffic. Once LED goes up ill be collecting marketing fees from other vendors and still using it for advertising

Thankfully, I live in a great neighborhood and I've been able to househack for 2 years at 2250 a month. So I essentially live free. Used my initial TSP loan to fundmy first and I've tapped a equity loc on my primary. On the latest deal (which i couldn't agree with my Bigger Money lender) I took out a 16 mo 0% BT on my chase account after I consolidated (52k) with a 2% fee. Couple this with my 9-5 job and its working

You need to have faith brother, I started out about 9 months ago with my first unit, then dry for a few months, now I'm almost rolling on 6. All this was done without paying for any marketing (although I'm getting ready to start marketing now). Successful real estate investors have the guts to take calculated risks. I'm a long believer that your best marketing system is WORD OF MOUTH. I bought 2500 business cards and I've been handing out about 5 a day. Talk to everyone, you never know where the next deal will come from and just remember 1 deal can pay for possibly years of marketing.
If you haven't listened to all the podcasts, listen. If you've listened to them all, listen again. You'll pick up on things that you missed or possibly with new experiences you can learn something new. Hands down the best resource on the internet. Drives to work, drives to the gym, while in the gym have all turned into podcasts times. Keep up the AWESOME work Josh!

Yeah, I know about the issue from years ago but seeing as this house has roughly 75% original wood paneling it was just odd to me. When I get home ill insert the disclosure into BP.

Not my first REO but my first through Wells Fargo. .. pita... noticed the normal mold disclosure but this also said chinese drywall.... does that mean somewhere in this house there is chinese drywall or they are CYA?
