@Chris JurgensLoans down to 25K are possible. Ironically, the lower the loan amount, the harder it is to get. Unfortunately, the fixed costs are almost the same for a 35k loan as a 100k loan. So it makes it proportionally more expensive. Also, 620 credit score is a minimum without getting creative.
Be careful with Core Logic and Zillow for valuations, especially in the lower priced areas. I have a theory, (it's just a theory) that their pricing model breaks as it goes below 50k or so. I see valuations they have in warzones at 50-80k, and there are ZERO comps anywhere near that amount.
Give me a shout, and I'll give you a pretty good value based on the address.

@Jason CirioniI went through a lot of the same issues before I retired. There will always be issues when you want to borrow money, they just change with circumstance. Based on your numbers given, your rental will help your DTI. Depending on the lender, they may or may not count your projected rent income on your new purchase.
If it's only your second property, you should be able to get some really good loan terms. Mortgages will get even more challenging after 4 mortgages.
As you grow, you may need to change brokers/lenders too. As your portfolio grows, your needs will change.

It varies a lot, from a low of almost 0, to a high of $25,000. The last couple needed about $8,000 each in work.
To me, the total acquisition cost is more important than the level of rehab. Although with more rehab needed, I can usually get a better overall deal.
I included the cost of rehab in the cap rate calculation.

@Yemisi Jones I'm buying single families in Belmont at a 12+ cap. If I used the ARV instead of acquisition, they're around a 9 cap.
