how do i start the black ball?

i showed a client the property that he was listing for a 2% BA but she wasnt interested.  i want to make it sound that hes a cheap bastard when he calls and asks how it went

as a buyers agent someone wants me to find them some properties.  As far as the buyer agency fee goes, standard seems to be 2%.  i find some at 2.5% and 3%.  

is it okay if i trim my search down to the 2.5-3% homes only? when there is a higher BA fee, does that mean the seller is more motivated?

as a new agent, one of the bigger agents is letting me do an open house . apparently they're getting a good turnout.  But is it good for new business?

my real estate office is all about doing open houses to find more buyers that they can work with.  Do you like doing them? or is there a more efficient way of finding buyers

should i target anyone in particular with direct mail when it comes to being a real estate agent? 

as an investor i targeted absentee owners, but i am having a hard time getting them to list with a realtor because many of them dont want to disrupt their tenants (but  they would be willing to sell).

as a realtor, should i get a new list with criteria set as : Price,equity, location.  

any other specifics? should i still be targeting  a specific audience?
