As an agent, i cant solicit someone if they are working with another agent.

have you ever heard of someone losing their license by doing this?

i called an expired listing today to speak with some lady.  that ladies mother answered and said i cant speak to her daugther regarding her expired listing.

she said she is going to call the police on me for harrassment if i call again.

would anything happen if i called again?

Different expired listing-  i called this lady. she said she is going to sell it after the holidays. i called her about 6 times and she wouldnt answer, i sent her an email and she said she is clearly ignoring my phone calls and if i contact her again she is calling the cops on me.

this has never happened to me, but for some reason it happened twice in one day.

will anything withstand if i were to contact them again?

owner financing with little or no money down... 

both sides rent at 950 per side

price is 150k, 15 year mortgage at 6%

payments are 1265 monthly

buyer pays all closing costs which include transfer fees about $1200.00 plus
attorney fees approx $450.00 to $800.00.
Tax is $3600.00 per year.
Town water and sewer.
Sewer costs are $90.00 per unit per quarter.
Water is approx 100.00 quarter.

@Kevin Foxany good books or articles on where to find this info  that you recommend

the only way to owner finance a property is if they own it outright, right? so i would either need to pay them the difference of what they owe or they already own 100% of the propertyy

i have a 700 credit score but ive always gotten paid under the table 

so the problem i have is that i have no income shown.  Do banks only care about income that i have proved?

this year i will not be under the table any more now that i have a new job.

i dont have the credit history for a loan from the bank.

i think owner financing would be my only solution to purchasing a multi family .

maybe private lenders?

about how much money do i need for a down payment and to use some creative financing to purchase some rental property?

im an agent and want to flip houses asap.

in the mean time i need more money to start flipping.

i am wondering where i should invest my money on marketing.  should  i invest my money into my real estate agent business? or should i get back to wholesaling
