what the heck do you do at 5-6 AM?

i got to work early and i have no clue what i should be doing right now

how do i know what a property is worth?

i have all the income and expenses, but im not really sure what to do.

i subtracted income-expenses and it came out to 56,000 /year and it could be more because theres a large retail space that is vacant

how do i know what a good offer would be?  how do i figure out what the monthly mortgage payments would be?

does any of this advice change for a listing appointment ?

right now I drive an old car. 1999, It was my first beater .

Right now I'm saving to get enough money to put into my business / save enough to get a hard money lender and do a deal....

Even though people say they don't judge , I'm curious how much of an effect a car has on a listing appointment . 

I have student payments coming in soon and then this payment Will add on

I owe about 4k in credit cards and 8k in bank account .  Should I continue saving for a flip and make minimum payments? Or pay off credit debt

could I get say 10-20-30 people to invest in a few grand for a flip and then use a hard money lender on top of that to help pay for a flip?
