i have a deal under contract...

245k purchase price

350k arv

10k rehab.

i have two weeks to find funding .... How should i go about this? i dont know of anyone.

a lot of the FSBO are paying the $300 fee to get on the mls.

That is the main source to get exposure to houses as an agent. when i cold call FSBO they say "okay ill save the commission and pay for the mls myself".

i always tell them that i will be able to get that same money back that they are paying in commission when it comes to negotiations since they have nobody representing them.  It works very few times....

I have my team leader call them since he is one of the best in the state, and it doesnt work for him either...

any solutions on how an agent can compete with this $300 mls  vs Realtor commission?

I own a commercial property . And 6 years ago it was appraised for 380k. Now it appraised at 345k. Market values have increased but for some reason the appraisal came out way lower

i cant go through a bank yet because i dont have enough income to show that i make a year. 

i want to buy a rental property.  Is going through a private lender for a year or two a good idea?
