i want to buy some property, the problem is... I have the cash, but i dont qualify for a loan because i havent done tax returns for a total of the 2 year minimum....
my question is, whats your opinion on partnering with someone to buy a bunch of units... either from 4-20 units...  I put the cash for down payment, they get the loan from the bank

phillpeans min wage is like $2 an hour. and cold calling is a numbers game. even if they arent hitting the same numbers as me, if i pay them 100 hours at 5$/ and get me one deal, i pay them $500 and walk away with a $5000+ commission check

has anyone tried this?

hiring someone for a $5/hour and have them cold call for me?
