right now i use mojo to cold call expireds and fsbo. it cost me about $100 a month to use their triple line dialer.
i am getting sick of cold calling, i dont like it but i am kind of good at it........
was wondering if there is any other way to spend $100 a month that you like and gain some business

how do i make this a good niche?
are there more qualified rentals leads out there then buyer leads?
if i dont have the listing, i only get half the commission. so a $1000 listing i would get $500 and then i have to split that with the company so id make about $400....
trying to figure out if its worth the time working with tenants instead of LL?

Ive been in real estate for 2 years now, im 22 years old. One of my biggest life changing goals would be to start waking up at 5:00 am, but it is very very hard. i had it as a goal last year, but i didnt have my mind set to it. this year it is a priority to make myself wake up at 5;00am because i believe it would change my real estate career.
My question to you is: whats the best way for me to consistently wake up at 5? right now i usually wake up at 8 or 9 and i know it is way too late. but a job where i am my own boss, its hard to make myself wake up at 5.
ive read morning miracle, and it didnt help me wake up earlier.
2nd question is : if i am doing this goal, would it be easier mon-fri? or should i include weekends to wake up at 5 as well

most rentals in my area are for around 1200/mo. I split it 50% with the other agent so now I'm at $600 for commission. then split that with my broker so I'm at roughly $400 commission check....
Not worth my while... should I charge my renters more money?
Any suggestions

i have non mets, mets, and past referrals for all people that id like to send postcards or letters to asking if they want to sell their house

i am going to be sending a bunch of letters to people. my Mets, and Havent Mets, and another round of letters asking for referrals, and past clients in my database.
I just dont know what to write for each letter. i would like to have 12 letters set up for each campaign but its hard to think of 48 different letters
